The Getaria City Council has tendered for a service to draft the basic project for a new building in the Balentziaga area, which will feature 20 public rental housing units and municipal parking. This agreement, in collaboration with the Basque Government, aims to expedite and facilitate the housing project. The Basque Government, from 2027 onwards, will handle the procedures and execution of the building.
The main objective of the project is to demolish the current Euskaltxeta building and develop new housing and parking facilities in its place. According to projections, 60-70% of the units will have one bedroom (between 12 and 14 units), and 30-40% will have two bedrooms (between 6 and 8). Construction systems will prioritize long service life and low maintenance costs.
The new building will include autonomous parking spaces for the municipality on two underground levels. The project must propose the maximum number of parking spots, and options for garage access, such as entry from Herrerieta street, will be explored.
Criteria for sustainable construction, bioclimatic design, and energy efficiency have been established. These include building orientation, optimal use of natural light and ventilation, thermal insulation, the use of renewable energy, and high-performance systems. Furthermore, the building must achieve an energy rating of A.
Universal accessibility will be guaranteed in all homes, and the project will also consider the connection with the public elevator planned next to Balentziaga.
The base budget for the basic project drafting service is 40,000 euros (VAT included). The contract will have a duration of two months. The tender will be conducted through a simplified open procedure, with the technical report scoring 45 points, the price another 45, and work overachievements 10 points in the award.
