The Getaria Council has approved the Basic Project for Priority Action, aiming to activate and accelerate the development of the Potzuaga-Gaina area, which had remained undeveloped for years. This process anticipates the construction of approximately 200 homes, with 75% designated as public protection housing.
Potzuaga-Gaina was designated as a residential area in the 2008 Subsidiary Regulations. In recent years, the Council has taken several steps to guide the area's development, and in 2026, the Partial Modification of the Subsidiary Regulations, which updated its planning, received final approval. Now, the Priority Action procedure, a tool that allows the administration itself to take the initiative in the process and streamlines processing compared to the usual urban planning procedures, marks another significant step towards realizing this development.
The approved project outlines the new planning for Potzuaga-Gaina, foreseeing around 200 homes: 110 social protected homes, 40 regulated homes, and 50 free-market homes. Consequently, 75% of the residential buildable area will be allocated to public protection housing, addressing the demand for such housing in Getaria. As of January 2026 data from the Housing Department, there are 247 applications linked to Getaria for affordable housing, 135 of which belong to residents registered in the town.
The Council will continue to collaborate with landowners to define the next steps in the process. A 20-day period will be open for contributions to the project, commencing from its publication in the Official Gazette of Gipuzkoa (BOG).
