Bilbao's Gran Vía, officially Don Diego López de Haro, consistently reaffirms its position as the city's leading commercial artery and one of the most competitive high street hubs in northern Spain. The specialization in fashion of the section from Plaza Circular to Elíptica, coupled with traffic restrictions, boosts activity and creates a vibrant atmosphere. The second stretch features a more mixed use, with a greater impact from the hospitality sector.
Both areas share a "discrepancy between supply and demand, low turnover of premises, and the dominant position of three major families of owners," as highlighted in a report by Gestvalt and aRetail. This situation gives landlords an advantage, keeping rental prices consistently high without a moderate range.
Monthly prices vary depending on the property's surface area, with smaller spaces incurring a higher cost per square meter than larger ones. For areas up to 100 square meters, rents are approximately between 190 and 210 €/m², equating to a maximum of 21,000 euros. For spaces between 101 and 300 square meters, prices range from 130 to 150 €/m². Here, the theoretical price moves between 13,000 and 45,000 euros per month, although the rule of higher prices for smaller premises within this range also applies.
For surfaces from 301 to 500 square meters, prices decrease to a range of 85 to 105 euros, which would mean a monthly cost of 25,500 to 52,500 euros. In the case of properties from 501 to 1,000 square meters, prices are between 75 and 85 €/m². At this level, it is challenging to find a rental below 42,500 euros per month, with the maximum potentially reaching 80,000. Finally, for areas exceeding 1,000 square meters, rents decline relative to the average, settling between 60 and 70 €/m². The minimum rent is 60,000 euros per month. All these prices are exclusively within reach of large commercial groups.

The report also notes that in 2025, Bilbao recorded 1,201,783 traveler arrivals and 2,365,863 overnight stays in hotels and tourist apartments, with increases of 6% and 7.1% respectively, and a "clear prominence of international tourism." Furthermore, "the good performance of the external sector reinforces this dynamism, with provincial exports reaching 10,749 million euros, demonstrating the openness and resilience of the local economy."
