The municipal housing observatory only counts 66 apartments available for rent, while rents are steadily increasing. The current average price stands at 1,275 euros per month, a figure significantly higher than the 746 euros average paid by the 9,971 tenants with active contracts.
By neighborhoods, while purchasing new housing often leads to Vitoria's outskirts (Goikolarra, Zabalgana, and Salburua), renting a home is the opposite: most of the scarce supply is concentrated in the city center. The only exception is Lakua-Arriaga, which has about half a dozen apartments for rent. The rest of the supply is mainly found in Ensanche (17), Casco Viejo (9), and Lovaina (5).
In other districts, the number of apartments offered is very limited: 3 in Desamparados, Coronación, Zabalgana, Aranbizkarra, Ariznabarra, Mendizorroza, and San Cristóbal; 2 in Santa Lucía; and 1 in Judimendi, San Martín, Adurza, El Anglo, and Zaramaga. The remaining neighborhoods have no supply.
The minimal housing availability means that rental costs are constantly rising. In the Ensanche area, for example, the difference between the rent of an already leased apartment (846 euros/month) and a new one on offer (1,275 euros/month) is 429 euros monthly. Lovaina is even more expensive, with existing rents at 803 euros and current offers at 1,519 euros/month. In Mendizorroza, the average rent has climbed to 1,716 euros/month.
In the Casco Viejo, where 1,050 euros per month are already requested for a rental home, the gap between what is paid for an active contract and what is now asked is 390 euros monthly, despite 70.8% of the apartments lacking an elevator. The case of Lakua-Arriaga is illustrative, with an average monthly rent of 1,666 euros compared to 791 euros for active contracts. This difference narrows in new construction neighborhoods like Zabalgana, where existing rents are already higher (880 euros/month) and 1,175 euros are now requested.
The virtually nonexistent supply of rental apartments means that even settling in Zaramaga (950 euros monthly) or Judimendi (920 euros) is not a bargain. Regarding the 760 home sales recorded by the municipal observatory (337 new and 423 second-hand), most are concentrated in the new neighborhoods: Zabalgana (99), Salburua (60), and Goikolarra (26). There is also activity in the city center: Ensanche (56), Coronación (50), Casco Viejo (42), and Lovaina (41).
