Zarautz Nears 1,000 Protected Homes as Salberdin Project Enters Final Phase

The municipality anticipates reaching nearly a thousand protected homes with the development of projects like Salberdin, Lampardo, and Amillubi.

The municipality of Zarautz is nearing one thousand protected homes, with the urban development of the Salberdin area entering its final phase and other projects underway.

The urban development of the Salberdin area, one of the most significant projects in Zarautz in recent years, is reaching its final stage. With the urbanization works set to conclude in a few months, housing promotions are being finalized to meet resident demand. After authorizing the first use of 92 Subsidized Homes and 3 Official Protection Homes late last year, the City Council expects to grant authorization in the first months of this year for the building of 91 protected rental homes, whose construction is nearing completion.
This process has generated intense activity at the municipal Housing Office. During the registration period for the allocation of these protected rental homes, opened by Etxebide between March 2 and 20, the municipal service has informed and assisted over 500 residents of Zarautz. This figure highlights the importance of this public resource during key moments of local housing policy.
Although the Housing Office focuses much of its efforts on registration processes for protected housing, its daily work covers other essential areas. Among its functions are the management of subsidies for energy efficiency improvement works and the processing of municipal parking concessions. However, it is with the opening of new promotions that the flow of citizens intensifies most noticeably.

Beyond the current process in Salberdin, citizen interest is already focused on future promotions within the current planning. In Lampardo, 25 Social Rental homes are planned for the 2027 or 2028 period, with their allocation to be carried out through a scoring system. In Amillubi, 21 subsidized homes are projected above the new bus station, with the lottery scheduled for 2026 and construction completion between 2027 and 2028. Irita includes 130 Protected Rental Homes and 100 Endowed Accommodations, with an agreement already reached with the Basque Government, although pending signature.
To date, the planning promoted by the Zarautz Municipal Government since 2016 has enabled the construction of nearly 500 protected homes. With the completion of Salberdin, more than 200 additional units will be added, and with the development of Lanpardo, Amillubi, and Irita (totaling 276 units), the municipality will reach an approximate total of 1,000 protected homes. Given the exhaustion of the General Plan approved in 2008, the City Council is already working on the revision of this strategic document.
