Housing Demand Shows Significant Increase in the Basque Country

According to data registered by Etxebide, housing applications have risen by 5.3% in the first quarter of the year, with rental being the primary demand.

Etxebide has reported that the number of cohabitation units applying for housing in the Basque Autonomous Community (BAC) reached 109,783 by April 1, 2026, marking a 5.3% increase in the first quarter of the year.

According to data provided by the Department of Housing and Urban Agenda of the Basque Government, of these applications, 85,286 are registered under the rental regime, and 24,497 under the purchase regime. These figures clearly illustrate the need for affordable housing, primarily concentrated in rentals and urban areas.
The Basque Housing Observatory has highlighted that nearly eight out of ten people registering with Etxebide are seeking rental housing. The largest growth in demand during the first quarter was recorded in Gipuzkoa, with a 12.8% increase, while Bizkaia (2.3%) and Araba (2.5%) also saw rises.
By territory, Bizkaia has the highest number of applicants with 58,131 (53%), followed by Gipuzkoa with 32,211 (29.3%), and Araba with 19,441 (17.7%). In all three territories, rental demand is predominant, especially in Araba (88%), Bizkaia (77.9%), and Gipuzkoa (71.1%).
Regarding the capitals, Bilbao has 32,093 applicants, Vitoria-Gasteiz 18,604, and Donostia-San Sebastián 15,955. In Bizkaia, a significant portion of the demand is concentrated in the metropolitan area, particularly in Bilbao and nearby municipalities such as Barakaldo, Getxo, and Basauri. In Araba, almost all demand is concentrated in Vitoria-Gasteiz, and in Gipuzkoa, in addition to Donostia, municipalities like Irun, Errenteria, and Zarautz also show high demand.
