Debagoiena is the only region in Gipuzkoa where rental prices are falling

Debagoiena has been the only region in Gipuzkoa to register a slight decrease in new rental contract prices over the last year, breaking the general upward trend observed since before the pandemic.

New rental contract prices have increased across all regions of Gipuzkoa since before the pandemic, though the pace and intensity vary significantly. The most intense pressure has been felt in the coastal strip and around Donostia, with Debagoiena being the sole exception in the past year.
It is no coincidence that the Donostialdea-Bidasoa area is the most expensive, as it concentrates the largest volume of the market, with over 19,000 active contracts. This weight partly explains why it also records the highest prices, with monthly rents exceeding 1,020 euros for new contracts, after an increase of almost 29% since 2019.
Alongside this, Urola Kosta stands out as the other major hotspot for price increases. New rents there have risen from 639 euros before the pandemic to over 868 currently, representing an increase of nearly 36%, the highest in the territory. Both areas thus concentrate the highest levels of pressure, in line with the influence of the capital and the appeal of the beach.
In the interior, growth is also significant, though more moderate. Goierri and Tolosaldea show increases ranging between 24% and 26%, while Debabarrena registers the most contained evolution, with a 21.9% rise since 2019. In all cases, current monthly payments are clearly above pre-pandemic levels, confirming an upward trend.
The last year also introduces an important nuance. While most regions continue to register increases (especially intense in Urola Kosta and Tolosaldea), Debagoiena breaks the trend and records a slight drop in the price of new contracts. It is the only decrease detected in the territory (from 673 to 669 euros). A minimal adjustment, but significant in a context of generalized increases.
