Álava: Analysis of Prices and Aid in Private Senior Residences

According to data published by the Provincial Council of Álava, prices for private senior residences in the territory generally range between 2,000 and 3,000 euros per month, though significant variations exist.

In Álava, the monthly cost for private senior residences typically falls between 2,000€ and 3,000€. However, several facilities, particularly those outside of Vitoria-Gasteiz, offer lower prices for double rooms. Some even provide services for under 2,000€ in single rooms, especially for more independent individuals.
Seniors accessing a public spot (either in a provincial residence or a subsidized private one) pay according to their income. If their monthly per capita economic capacity exceeds 2,000 euros, the user pays 1,456.56€ per month. If it is lower, the payment is 1,161.71€ monthly.
The Provincial Council of Álava publishes the prices of all private residences in the territory on its website. These prices can vary even within the same residence, depending on the services, room type (double or single), or even the floor where the room is located. Accessing a residence for an autonomous person is relatively cheaper compared to those with greater dependency, who require more care and, therefore, higher fees.
Large chains are among the most expensive options. Domusvi, which manages the former Hermanitas de los Pobres, has minimum rates close to 4,000 euros and approaches 5,000 euros for its highest options. Other chains like Coliseé and Sanitas also appear in the Top 10. At IMQ (Clínica Álava), the highest rate (single room for highly dependent individuals) is the second most expensive among all private residences. All these belong to large groups, and their prices exceed 3,500€. Caser, which was the most expensive residence a few years ago, has adjusted its rates or, rather, maintained them while others have increased theirs.
Conversely, Residencia Ribera Alta is the most affordable in Álava. Individuals with Grade 1 dependency can access it for 1,942€ in a single room, and those with Grade III for 2,088€ in a private room. Other affordable options, with rates below 2,500 euros, include Burgelu, Barrundia, Murua, Yécora, and Pobes. Similarly, the community housing Araba, located on Brasil street, is the most economical in Vitoria-Gasteiz, costing 2,164€ and 2,308€ for valid individuals.
Private residences may have subsidized places with the Provincial Council, managed by the IFBS. These places are reserved for the waiting list and have the same fee as a public residence spot. In addition to these, private places are also eligible for subsidies. The main one is the PEVS, aid for dependent individuals awaiting a public place but entering a private one in the interim. These aids range between 500 and 1,000 euros, depending on the degree of dependency.
General prices for public residences or places subsidized by the Provincial Council are 1,263.15€, and 1,583.74€ for those with incomes exceeding 2,000 euros. As an alternative, though not widespread, the reverse mortgage is mentioned, where a bank pays the senior in exchange for their home. Upon the owner's death, heirs can reclaim the home by repaying the bank, sell it and settle the debt, or allow the bank to keep the property.
