This new system provides owners and tenants with a tool to determine the range of rental prices. It uses criteria such as height, square meters, energy efficiency, availability of an elevator or garage, and even views.
According to consultations made in the Bizkaian capital, a 90-square-meter furnished apartment with an elevator, garage, and B energy efficiency can be rented for between 1,008 and 1,474 euros if located on Gran Vía. The same dwelling on San Francisco street ranges from 635 to 875 euros. These represent the two extremes of the pricing mechanism, also considering that most buildings in Bilbao La Vieja lack elevators and garages. Without these extras, the range is between 630 and 825 euros.
Returning to an apartment with a garage and elevator, the rent on Langaran street in Otxarkoaga, near the metro, is between 892 and 986 euros. A 60-square-meter apartment without an elevator and garage on the same street ranges from 674 to 765 euros per month. On Santiago de Compostela street in Miribilla, the price cap for a typical apartment is between 841 and 972 euros monthly.
