Arrasate, Pasaia, and Zestoa Declared Stressed Residential Areas

Thirteen municipalities in Gipuzkoa will now be able to limit rental prices following the official declaration by the Ministry of Housing.

The Ministry of Housing and Urban Agenda has declared Arrasate, Pasaia, and Zestoa as stressed residential market areas, joining ten other Gipuzkoan municipalities in their ability to limit rental prices.

This Monday, the Ministry of Housing and Urban Agenda published in the Official State Gazette (BOE) the declaration of the Gipuzkoan municipalities of Arrasate, Pasaia, and Zestoa as stressed residential market areas. This measure will allow these localities to curb the escalation of rental prices.
With this addition, thirteen municipalities in Gipuzkoa have now been officially declared stressed residential market areas. Previously, the list included Donostia, Irun, Errenteria, Lasarte-Oria, Zumaia, Astigarraga, Usurbil, Hernani, Lezo, and Tolosa.
The resolution, published this Monday in the BOE, will take effect from this Tuesday, April 28, and will be valid for three years. The declaration of a population as a stressed residential market area is covered by article 18 of the Housing Law, which implies that rental prices will be subject to a series of restrictions.
